Exterior Painting in Burnsville, MN and the Twin Cities Metro

Exterior paint fails for predictable reasons: moisture getting behind the coating, caulk joints that opened up, and paint applied over a surface that was never properly cleaned or scraped. Minnesota weather does not forgive any of the three.

Our exterior work is built around those failure points. Most of the labor happens before the first finish coat goes on, which is exactly why the result lasts through freeze and thaw cycles rather than blistering by the second spring.

Common problems this solves

These are the problems homeowners actually call about, and the reason the preparation matters more than the finish coat.

Peeling and blistering paint

Trapped moisture under a coating blisters and lifts paint. Removing the failure, finding the moisture path and correcting it is the only repair that holds; painting over it guarantees a repeat.

Chalking and faded siding

Sun and age break down the binder in exterior paint, leaving chalky residue that new paint will not bond to. Washing and appropriate priming is required first.

Opening caulk joints at trim and windows

Flexing and temperature cycling open exterior caulk lines, letting water in. Old caulk is removed and fresh exterior-grade sealant is applied where it can actually move.

Bare wood and failing trim edges

Untreated bare spots absorb water and rot. Those areas need scraping, sanding, priming and often repair before a finish coat means anything.

How we prepare and work

The steps below are the actual sequence, not marketing language. Skipping any one of them is where exterior painting jobs go wrong.

1

Inspection and moisture check

We inspect siding, trim, fascia and soffits, and look for the water paths causing existing paint failure.

2

Washing

Surfaces are washed to remove dirt, chalking, mold and residue so coatings can bond to the substrate rather than to contamination.

3

Scraping and sanding

Loose and failing paint is scraped back to sound edges and sanded to feather smooth, so the repair does not show through the finish.

4

Caulking and priming

Open joints are sealed and bare or repaired areas are spot primed with a product compatible with the finish coat.

5

Application and final inspection

Coatings go on during suitable weather conditions, with a final inspection of coverage and adhesion.

Frequently asked questions

What is the best time of year to paint a house in Minnesota?

Late spring through early fall is typical, because products need temperatures and humidity within the manufacturer range to cure. Exterior work can extend into cooler periods depending on the coating specified, but cold or wet conditions can compromise adhesion. We schedule around real conditions rather than a fixed calendar date.

Why is my exterior paint peeling?

The usual causes are moisture trapped behind the coating, insufficient surface preparation, or paint applied over chalking or dirty siding. Fixing the cause matters more than the new coat, or it repeats.

Do you pressure wash before painting?

Exterior surfaces are washed as part of preparation, using a method appropriate to the siding material. Pressure washing too aggressively can force water into walls or damage softer sidings, so the approach is matched to the surface.

Do you repair rotten wood?

We identify damaged wood and flag it in the estimate. Where repair or replacement falls outside painting scope, we tell you before work begins rather than after.

How many coats do you apply?

The specified number of coats is stated in your proposal, and it depends on the product, the substrate and the color change. A drastic color change over a light surface usually needs more than a like-for-like refresh.
